  5. This is NOT an  ORDINARY  mortgage  program.  It includes  seven pre-
  6. defined loan acceleration methods such as bi-weekly, double principal
  7. and growing equity payments plus the ability to set up *ANY* acceler-
  8. ation method conceivable through variable extra payments. Accelerated
  9. schedules  and/or  summaries  can  be  produced side by side with the
  10. original mortgage or by themselves.

  12. Features  mortgage  comparisons--enter  all  values for  two complete
  13. mortgages.  For instance, you  may  enter  identical  information for
  14. both, then change  the  interest  rate  and points on one and see the
  15. difference it makes!  Or compare a Conventional Loan to an FHA  Loan.
  16. Print, view or save to file  complete schedules and/or summaries  for
  17. both side by side.

  19. No need to  wander  through  endless screens entering  data wondering
  20. when the last screen is at hand. Mortgage schedule and summary inputs
  21. are contained on  one screen  with the use of function keys to branch
  22. out to  less common needed items such as variable rates for use  with
  23. ARMs.  The input screen  contains  Loan Type (Conventional, FHA, VA),
  24. Purchase Price, Down  Payment, Duration, Interest Rate, Interest Type
  25. (Fixed,  Stepped, Adjustable, Reset),  Closing  Date,  First  Payment
  26. Date, Points, Property Tax, Homeowners Insurance,  Mortgage Insurance
  27. and closing costs. It calculates payments, points, tax savings, daily
  28. interest, mortgage insurance,  interest  paid,  interest  saved  (for
  29. acceleration) and complete schedules.

  31. Schedules  can  be  produced  on  an  annual  or  monthly basis, on a
  32. calendar or  fiscal year  with  cumulative  or  non-cumulative values
  33. using whole dollars or exact cents.

  35. The Mortgage Analyzer contains many other features like Qualification
  36. Analysis  reports  for  conventional, FHA and VA loans.  Sections are
  37. included  giving  Buy vs. Rent and Sell vs. Lease Analysis.  Includes
  38. solve  for  missing loan  value calculator,  loan refinancing,  daily
  39. interest, FHA down payment and  points calculators.  Save and restore
  40. multiple clients.  Contains an on-line manual,  on-line help, config-
  41. uration  for  default report options, header lines, and  screen color
  42. selection.
